A wet basement two weeks before listing: what we did in time

The starting point

A homeowner in Norwood was staging their 1936 home to list when they moved a storage shelf in the basement and found a damp, stained band running along the base of the foundation wall, plus white efflorescence on the block. Listing photos were scheduled in two weeks. They called us the next morning, worried they were about to either delay the listing or hand a buyer's inspector an easy negotiating point.

The home is a typical Norwood pre-war house: block foundation, clay soil, a sump pit in the corner with a builder-grade plastic pump and no backup, and a finished half-basement with drywall along two walls. The water was appearing at the cove joint, the floor-to-wall seam, around more than one wall, not at a single crack.

What the on-site assessment found

The Cincinnati-area technician did a 40-minute walkthrough the next day:

  • Active dampness at the cove joint along two walls, with efflorescence confirming water was moving through the block.
  • The sump pit was unsealed and the pump was an undersized plastic unit, the kind that fails in the first heavy storm.

The diagnosis: hydrostatic seepage around the perimeter, driven by clay-soil water table, not a single-crack leak. Crack injection would have done nothing here. The right fix was full-perimeter interior drainage with a sealed sump and a proper pump, plus a compliant discharge.

The fixed-price quote

The technician wrote a $6,400 fixed quote that day, including:

1. Full-perimeter interior drain tile, saw-cut and dug to the footer, set in clean washed gravel 2. Install

Crew arrived at 7:30 AM on a Tuesday. Saw-cutting and concrete removal ran through the morning; the finished drywall along the one wall came out first. By early afternoon the perimeter trench was dug to the footer and the drain tile was set in gravel. The new sealed sump basin and cast-iron pump went in, the wall membrane went up, and the battery backup was wired and tested. The discharge was rerouted to a pop-up emitter in the yard. The slab was poured back flush late on day two, and the drywall was reset.

Total time on site: 1.5 days. Cleanup: slab dust vacuumed, debris hauled.

The result

The crew ran water at the basin to confirm the primary pump cycled and the backup took over on a simulated power loss. The technician walked the homeowner through testing the pump, checking the battery panel, and keeping the discharge clear in winter. The basement stayed dry through a heavy rain that hit that same week, the first real test, with water visibly routing to the sump and out the emitter instead of through the wall.

What went into the listing

The documentation packet went straight into the seller's disclosure file before photos: system schematic, sump and pump specs, the MSDGC-compliant discharge detail, before-and-after photos of the trench and finished floor, and the written transferable warranty. When the buyer's inspector tested the basement two weeks later, the finding was a documented, warrantied, recently installed waterproofing system rather than a wet wall.

What this case shows that sellers often get wrong

  • Discovering it yourself beats the buyer's inspector finding it. Addressing the water on your own timeline and contractor choice cost far less than the credit a buyer would have demanded under a closing clock.
  • Efflorescence is a signal, not cosmetic. The white residue was proof water was moving through the block; it told the technician exactly where to focus.
  • Match the fix to the source. Water at the cove joint around multiple walls is hydrostatic pressure, which needs drainage, not crack injection. The wrong fix would have failed and cost a second round.
  • The transferable warranty is the asset. It carried to the buyer and showed up positively in the disclosure packet.

What the seller paid

Total out the door: $6,400, including the battery backup and the finished-wall reset. The alternative, an unaddressed wet basement found at inspection, typically costs more in a buyer credit alone in this market, plus the delay and stress of negotiating it under deadline. The basement is dry, documented, and warrantied, and the listing went up on schedule.
