What this service covers

The crew excavates down to the footer, cleans and seals the exterior foundation wall with a waterproof membrane, and installs or replaces the exterior footer drain in clean gravel. Exterior waterproofing addresses water on the positive (outside) side of the wall before it reaches the basement. It is the most thorough and most disruptive option, reserved for the situations where it is genuinely the right call.

How it works

When exterior excavation is the right call in Cincinnati

Exterior waterproofing is the dig-out solution. The crew excavates the soil along the leaking foundation wall down to the footer, cleans the wall, repairs any deteriorated mortar or parging, applies a continuous waterproof membrane (a sheet or fluid-applied barrier that bonds to the wall), installs or replaces the exterior footer drain in clean washed gravel, and backfills. The membrane stops water on the positive side of the wall, meaning outside, before it ever reaches the concrete or block. It is the most thorough approach to keeping a wall dry and the only approach that protects the foundation material itself from the long-term saturation that breaks down mortar and corrodes rebar.

It is also the most disruptive and most expensive option, which is why honest Cincinnati contractors reserve it for the cases where it is genuinely warranted rather than selling it by default. The situations where exterior is the right call: a structurally significant wall crack that needs to be addressed from outside while it is exposed; a deteriorating exterior wall surface that is failing and needs membrane protection; a leaking below-grade entry, stairwell, or bulkhead that interior drainage cannot reach; new finished-basement construction where you want belt-and-suspenders protection while the ground is already open; or a documented exterior footer-drain failure where the original drain has collapsed or silted shut.

The cost runs $8,000 to $15,000 and up because of the excavation itself. Cincinnati lots add their own complications: hillside and walkout lots in Mt. Adams, Mt. Lookout, and the Hyde Park slopes require careful excavation and shoring on grade; mature trees, patios, driveways, decks, and AC units along the wall add removal-and-restore cost; tight urban lots in Covington, Newport, and the Cincinnati basin may not have the side-yard access for an excavator at all; and exterior excavation requires a local building permit and utility locates before a shovel moves. We are candid about this: for most Cincinnati seepage, an interior drainage system delivers the same dry basement at roughly half the cost and a fraction of the disruption. We recommend exterior only when the failure mode actually requires it, and our comparison page lays out that decision honestly.

  • US EPA

Moisture control is a core indoor-air-quality issue, and sealing the slab and sump while waterproofing also reduces radon entry paths.

  • MSD Greater Cincinnati

Sump pumps and foundation drains may not discharge into the sanitary sewer; combined-sewer neighborhoods have backwater-valve and basement-protection programs.

  • Basement Health Association

Interior perimeter drainage to a sump is an established method for managing hydrostatic seepage in below-grade spaces.
